RICS Condition Report
Entry level inspection/report carried out by one of our fully qualified Chartered Surveyors. Recommended when purchasing a modern conventional flat, house or bungalow built of common building materials and remaining in reasonable condition. A Condition Report should be chosen if you require more information than the very basic Mortgage Valuation Report.
The Condition Report will provide detail upon construction and condition highlighting major defects ‘only’. The report offers a standard format and uses a clear traffic light condition rating system for each building element
Please note that this type of report does not include a Market Valuation.
RICS HomeBuyers Report
Mid level inspection/report carried out by one of our fully qualified Chartered Surveyors. Suitable when purchasing any post war flat, house or bungalow built of common building materials. Normally recommended for any dwelling older than 10 years. The report will highlight any structural defects or high cost maintenance matters. All connected services are also subject to general inspection/assessment. Unlike the Condition Report the HBR will include an independent Market Valuation along with Reinstatement Valuation (Re-build cost) required for Building Insurance.
Building Survey (Structural Survey)
A top level inspection/report carried out by one of fully qualified Chartered Surveyors. Suitable for all types of property but specifically designed for older dwellings particularly Listed buildings and those of none standard construction such as cob, timber, steel frame etc and any dwelling that has undergone significant alteration or extension. The report will provide detailed information upon structure, services, boundaries, outbuildings etc covering both minor & major defects and current & future maintenance matters. Technical advice will be given into cause of defects, recommended works for rectification along with cost implications. The report is not a standard format and can be tailored to meet clients specific needs i.e. to assess potential alteration, extension, etc. The report does not include a Market Value albeit this can be arranged as an extra service if required.
Specific Defect Analysis
Suitable for both home owners or purchasers simply wishing for advice/guidance upon any individual building defect or maintenance matter. Carried out by one of our fully qualified Chartered Surveyors the report will be tailored to a clients specific needs providing detailed information upon cause, damage and rectification along with cost implications.
New-build Snagging Survey
Carried out by one of our fully qualified Chartered Surveyors this is a specialist survey carried out upon completion of new homes, extensions etc. Intended to identify any incomplete, incorrect or substandard building works. The report will formulate a snagging schedule to allow property owners to refer back to developer/builder for rectification. As an additional service we can be appointed to represent clients in order to liaise with developer/builders in order to resolve any defects, disputes etc.
Schedule of Condition Reports
Principally used for compiling planned/reactive maintenance schedules for use with large residential flat developments or for residential/commercial landlords. These reports can form part of a tenancy agreement for referral upon lease termination and upon compilation of a Schedule of Dilapidations by commercial landlords.
Carried out by one of our fully qualified Chartered Surveyors the report will detail the condition of every element of the property/development both externally and internally if required including a full photographic appendix for ease of reference. Always recommended for both residential and commercial landlords to avoid costly disputes.
