Contract Administration
A full contract administration service is offered for all types of construction projects including maintenance, alteration & refurbishment works and new builds. Advice & information is provided regarding construction contracts including JCT Standard Forms and in monitoring the work during the project.
We offer clients a full management service and can prepare tender documentation including scope of works, specifications, drawings etc. The tender process can be managed to ensure contractors with suitable experience are invited to tender providing clients with confidence that best value and quality is achieved.
Once the tendering process is complete we will be happy to appoint the contract and administer through to completion acting as lead consultant to ensure a smooth running project.
Health & Safety – CDM Regulations
The Construction (Design and Management) Regulations provide a statutory framework for managing health & safety during construction work, with legal duties for everyone involved in the project from design through construction and beyond. The key aim is to integrate health & safety into the project and encourage all parties involved to work together. We offer advice to clients to ensure health & safety compliance on all projects. Under the 2015 Regulations both commercial and domestic projects should be CDM compliant.
Repairs/Maintenance Schedules
Baker & Baker Chartered Surveyors are involved regularly in assessing residential and commercial buildings/developments for owners and landlords alike in order to ensure that properties are suitably maintained for both reactive and planned maintenance works. Our services will include Schedule of Condition Reports, Maintenance Schedule, Work Specifications etc.
We are happy to offer assistance in both minor and major projects ranging from bathroom/kitchen refurbishments through to complete property renovations.
Commercial/Residential Maintenance
Maintenance Schedules are commonly used for commercial buildings or blocks of residential flats in order to assess the condition of the building and prioritise the works to manage service charge funding effectively for any given financial period. Schedules are generally used in conjunction with our contract administration services.
Offering a completely independent maintenance management service Baker & Baker Chartered Surveyors are able to provide impartial advice and representation in respect of repairs and maintenance.
A planned maintenance schedule undertaken by one of our qualified Chartered Surveyors should be used to prioritise current defects and maintenance issues identified within your building or property portfolio. It can be used to plan both reactive and planned maintenance repairs to the building/s over a programmed timetable. A maintenance schedule ensures the correct maintenance of a building and prevents large unforeseen repair costs.
Property & Block Management
Baker & Baker Chartered Surveyors provide Property Management for both residential and commercial developments. Our services include budget preparation, service charge management & collection and ensuring all legislative requirements and compliance is upheld. We offer a fully inclusive service overseeing all associated responsibilities from day to day management to planned maintenance and repair. Alternatively we are able to provide individual services to support self managed developments.
