Our experience can increase the chances of gaining approval at the first attempt. Upon a successful feasibility study we can then if desired undertake a full planning application.
Planning Drawings/CAD (Computer Aided Design)
We offer a design service for all building projects from specific detailing through to refurbishment & new build. Using in house CAD facilities to ensure clients realise their needs. Our drawings can be used to provide a full detailed specification of works in order to allow for the preparation of tender documentation overseen by our qualified surveyors.
Building Regulation Advice
A successful planning consent is simply the start of the regulatory process and before any project can proceed consideration has to be given to compliance with the ever more complex and changing requirements of the Building Regulations. Careful and detailed assessment/specifications can eliminate lengthy consultation with Building Control and reduce the risk of costly amendments to the design.
Listed Building Applications
If you own or manage a listed building or are interested in buying one you should be acutely aware of the onerous requirement to obtain consent for most alterations along with repairs which affect not only the external but also internal parts of the building. This can also include all associated boundaries, outbuildings, barns etc. If a property is listed it does not necessarily mean that you cannot undertake changes, alteration or extension however any such works do require careful thought and a sympathetic approach to the overall historic character of the building and its surroundings ensuring that a sympathetic and acceptable scheme can be achieved. Whether it be simple repairs or major structural works Baker & Baker Chartered Surveyors are able to undertake listed building applications overseeing the maintenance and refurbishment of historic structures adopting traditional building materials and techniques. Undertaking any such works without Listed Building Consent is a criminal offence for which you can be prosecuted.
